Good to know

Every aspect of this apartment has been thought out to provide you a cozy modern pad in the city. While the home is equipped to host 4 people, we think the perfect group size is 1-2. We're happy to host all 4, but keep in mind it will be a little cozy. Is that a cloud you're sleeping on? Nope, that's just the memory foam mattress that we picked out. Even the pull out couch come equipped with a memory foam mattress. So no need to draw straws for who gets the couch, because every bed is set up to provide a great night sleep! Sure, eating at the nicest restaurant in town can be fun., but sometimes we all need a home cooked meal. That's why our kitchen is fully stocked with all the essentials you'll need to cook; not to mention, Mariano's is just down the street.

HOUSE RULES OVERVIEW: We've created a list of rules & guidelines that all of our guests and visitors follow during their stay in one of our home. We trust that they will treat our home like theirs and will ensure that all of their visitors and groups will do the same. In this way, we could secure and preserve our home together with our friendly neighborhood relationship. Please be considerate of our quiet hours and let us be discreet and respect the privacy of the homeowner's, address & other personal information. And if anything comes up or if an accident happens, be the first to let us know. We highly appreciate your understanding & cooperation!   I. Check-In & Check-Out: ●      Anytime after 3:00 pm ●      Anytime before 11:00 am Please be advised that we have several cleaning crews scheduled to prepare our properties, just in case you will need an early or late checkout, you have to notify us in advance, so we could check if we can accommodate your request. We charge $75 + tax for an early and late check out request that should be at least 2 hours allowance from the standard Check-In & Out hours. II. Cleanliness & Garbage Disposal: Carelessly leaving trash around and not disposing of it properly leads to an extra cleaning fee being charged to the guest. This includes leaving trash outside of the unit or outdoor spaces including cigarette butts and not scraping all food off of the barbecue after use (if applicable). Be careful on the furniture or on the beds when handling foods or drinks. Cover the furniture with blankets you can bring from home to protect from spills if you are a larger group or children are present. Do not leave garbage on the front steps. The trash (garbage) is in the rear of the building in the alley. The garbage is being picked up once per week. You can leave your garbage in the dumpster anytime. You have the alley access to the back stairway through the side or the rear. III. Furniture Spills & Stains: All furniture on the property is in pristine & brand new condition, we have images & photos for proof. We take images of our furniture before and after a guest checks in. If a furniture is found to have any stains that don't look the same as our pictures on file after your check out, then you will be held accountable for the cleaning/repair or replacement costs. IV. Sleep Over Guests List: We always require a guest list to be sent to our support team for records purposes, it should include your guests legal first and last name in our Airbnb message thread. This list should include your non-sleep over guests and your guests that are just stopping by. Without this guestlist, then we won't be able to confirm your reservation and in case you've clicked the instant book then your reservation will automatically be canceled without further notice as it breaks one of our House Rules. V. Noise & Quiet Hours: Please observe our neighborhood quiet hour - 10 pm. DO NOT play loud music and NO yelling beyond the set quiet hours. Keep noise to a minimum when walking through stairwells and common hallways. Loitering is also prohibited in the hallways or in front or at rear exterior of the property. VI. Parking: Street Parking is available; however, you have to notify us in advance so we can offer other options in case it's not available. The parking options we have are first come first serve basis VII. Parties or Events: Absolutely NO parties or get-togethers allowed without the host's permission. House rules apply to all guests entering the property during your reservation (no exceptions). By confirming your reservation, you agree to all house rules. If you have a problem with any of these rules then notify the host immediately in advance before confirming the reservation. VIII. Pets: We DO NOT ALLOW PETS in the property. IX. Reporting Broken or Damaged Amenities/Items: Our team conducts a thorough quality assurance check before and after each stay, however, our local service team may have missed something, so we highly encourage you to report and notify our service team for any breakages and damages upon arrival so that the costs/charges won't be added to your reservation fee. A written record is required for all communications especially for damage and broken items. Clear photos and images of the broken/damaged amenity or item are required on every report, one close up and a zoomed out picture of each broken/damaged item. A brief description of the item/issue with the time, date, location, and how you found the item/issue are essential to include in the report. Issues that are not raised as soon as possible after check-in, will be considered non-important. Issues reported after checkout are considered recommendations for future guests and no longer valid for remedy or action with your reservation. X. Shoes: STRICTLY NO SHOES ALLOWED worn inside the property. Always take off shoes when indoors. Shoes can be left by the front door or on a shoe rack (if available). XI. Smoking: STRICTLY NO SMOKING in common hallways, stairwells, and on the front steps. We will find out if you try to disconnect fire alarms to smoke inside and you will be charged. Smoking of any kind (including marijuana) inside any part of the building results in a $500 to $1000 charge for de-fumigation, odor removal and bleaching which will be charged to your account and the review after your checkout will detail that you smoke indoors.    Thanks in advance and I hope you will enjoy your stay with us! :) Safe Travels!

Our stay was great. We loved the neighborhood and location. The apartment was cute, clean, and had an open layout. The only down side was that it is on a very busy neighborhood street, and that you can hear every noise through the poorly insulated windows of the apartment. Thankfully we knew this and expected it before booking because it was mentioned in other reviews. It’s also right across the street from an amazing cafe/bakery!

Because of some miscommunication between Jason and his cleaning team, when we arrived, the unit was not ready for us. Jason responded immediately, offering to get it cleaned ASAP!! Feeling exhausted after a 10 hour drive that day, we opted to find another place to stay so we could get settled. Jason completely understood and worked to get us a refund quickly!!! Things happen!! But Jason’s prompt, friendly and agreeable response makes us want you to stay with him again!!! Thanks Jason!! And wow!! What a location!!!!
